1. Acquire it.

Money is made when you buy, not when you sell. It may take underwriting 100 opportunities to find that great deal, but our team is ready to transact when we find a winner. 2. Rehabilitate it.

Each property is different, but each needs a little TLC. We focus our capital on revitalization of the grounds and common areas, interior upgrades to the units, and modernization of building infrastructure where needed. Every aspect of rehabilitation is accretive and fundamentally geared toward value realization and the generation of upside for the investment.

 

3. Stabilize it.

This phase is often executed concurrently - either partially or wholly - with rehabilitation. All capital placed into service must be translated into value through increased revenues, decreased expenses, or both. These tactics include enhancing the tenant and prospect experience, adjusting rents and leases, increasing occupancy, adjusting expenses, and optimizing systems including accounting, sales and marketing, maintenance and operations.

4. Grow it.

After shifting focus from catch up/clean up measures to more preventative and modernized property management practices, we tackle the minutia of the day-to-day processes that lead to maximization of NOI and market appreciation capture. The tenant profile is a reflection of management quality, so we push to display a pride in ownership in all regards. This phase may include cash out refinancing.

 
 

5. Sell it.

While there may be an occasion to retain a cash-flowing asset for longer than the project hold period, the disposition point is dictated by the initial investment strategy. The project cash and internal returns are calculated after closing and final distributions. Reinvest. Repeat.
